Garden rooms have wider quality variation than almost any other build product. Here's what separates a usable room from an expensive shed:
Foundations
Concrete raft, pad-and-beam, or ground-screw. Choice depends on soil, slope, room size and budget. Always engineered, never improvised.
Structure
Timber frame (C24, breather membrane, vapour control layer correctly placed) or SIPs (structural insulated panels) for thermal performance and speed of erection.
Insulation
PIR boards (Celotex/Kingspan) in walls, roof and floor for strong thermal performance. Vapour barriers detailed at every junction to prevent condensation.
Glazing
Double or triple-glazed aluminium or composite framed units, A-rated. Bifold or sliding doors where the brief calls for it.
External cladding
Cedar (Western Red, ThermoWood), composite (Cedral, Hardie), render, or fibre-cement panels. Choice depends on aesthetic, maintenance preference and budget.
Roof
EPDM rubber flat roof, fibreglass GRP, or pitched with shingles. All with insulation above structural deck (warm roof construction).
Finishes
Internal plaster, paint and flooring; external cladding, trims and fascias — all finished to a proper, lived-in standard.
